New trend in offices: “smart sizing”

How important is the physical workplace for employees? In the wake of the coronavirus crisis, many companies are looking for answers to this question. A house gives its take on the matter and at the same time launches a coworking innovation.

A house, a meeting place for small and medium-sized creative entrepreneurs in the fields of music, food, fashion and media, has been struggling since the coronavirus crisis.

“We certainly don’t believe that the future is officeless”

– “We’ve received more inquiries than before, and we’re noticing that even larger companies are contacting us. It’s very exciting,” says the company’s CEO Tua Asplund to Fastighetsnytt.

A new era of desk nomads has begun, she continues.

– In the new world of work, brave companies are seeing the benefits of teleworking, while still cherishing the community. Some days you are more efficient at home or in a café, other days you want to meet colleagues in a creative environment.

How ready is the market for such a shift?

– Companies are at different stages. Some are more receptive than others, but I think the phenomenon is here to stay.

What does this mean for the offices in the long run?

– We certainly do not believe that the future is office-less, as Twitter, for example, seems to believe, but rather the opposite; that the meeting place will be more important than ever, while employers need to develop more personalized solutions.

“Smart sizing” a new hit

A house, which currently houses 100 companies and 700 people in Stockholm, also believes that the development requires a lot of new thinking.

– We are therefore launching a new membership for coworking, which is tailored to the year and how individuals work,” says Tua Asplund.

Bespoke Membership allows companies to rent a smaller, full-service space while gaining access to a larger workshop room for the whole team a couple of days a week, as well as common areas.

Interest has been so high that A house is planning to open more studios this fall, which is also welcomed by the property owner.

– The property owner thinks that our service is right on time. The advantage is that we as an operator can work from a prototype mindset and make improvements faster than large real estate companies.

Tua Asplund is convinced that the whole real estate industry will move more in that direction in the future.

– Before, there was a lot of talk about 24/7 solutions. Now, smart sizing is seen as the key to the future of business.
